Real estate appraisal is something that we’ll often come across during home sales or mortgage application.

However, a lot of people have found themselves a victim of wanting to know what appraisers look out for during inspection; there are many reasons for this.

Some people will love to get a good appraisal of their home, some have had experience of bad appraisal and would not want such to repeat itself.

Unfortunately, most of these people do not really understand what appraisals look out for during an inspection.

It’s not surprising that a lot of persons think cleanliness is one of them, whereas it is not often taken into consideration.

Note that I am not condemning the idea of cleaning up a house before appraisal.

In this article, I will discuss some crucial things to look out for during a real estate appraisal.

Here we go.

  1. Room Count

During a real estate appraisal, one of the primary things being taken into consideration is the room count of a house. Hardly any appraisal will ever neglect this.

Just as you will expect, the higher the number of rooms in a house, the higher the value it is assigned.

There are some cases where a home will have some uncompleted rooms.

If your home is as such, an appraisal may not take those uncompleted rooms into consideration.

To help the situation, if you have some money, you should go ahead and complete the uncompleted room(s).

  1. Design

Here come another thing appraisals take into consideration, the design of a home plays a very big role in its evaluation.

Houses with poor design will score poorly in this aspect, house with standard design will score quite well, and those with excellent design will as well score excellently.

Note that the design of a house also includes the plan of the house.

Fortunately, there is a lot every homeowner can do to improve the design of their home. It will be out of scope if I start to discuss how to improve the design of a house.

However, there are great contents available that you can read to improve the design of your home.

  1. Size

The size of a home is primary during the evaluation of a home.

The bigger your house is, the better it will score in this aspect.

So in case your home is relatively big, and your house was tagged a poor value, I think you will be in the right position to probe the evaluation of your house.

  1. Health and Safety

Is your house a hotspot for health and safety hazard? If yes, you are in the red, and if you do not take drastic and effective actions, your house will score badly here.

A lot of appraisers do not joke when it comes to this aspect.

If your house is dirty, you should do some serious cleaning.

Your cleaning should not be after cleaning up dirt alone; it should also be geared towards eliminating germs.

  1. Interior and Exterior Condition

The interior and exterior condition of your house will also the influence the price tag of your house greatly.

A house with a poor interior and exterior condition will definitely fare poorly, while one with a good interior and exterior condition will fare well in this aspect.

However, unlike the first and the third factors, there is a lot that can be done if a house has a poor interior and exterior condition.

Improving the interior and exterior condition of a house may not cost you a penny in some cases, in other cases, you will be required to spend a good amount of money.
