Buy Land in Lagos: Best Land Deals with [PICTURES]

Buying a piece of land in Lagos is not difficult.

All you have to do is to find one for sale and pay the owner. However, when it comes to buying land you wouldn’t regret later in the future, it takes a lot more than just finding lands that are for sale.

For example, are you buying a plot that’s free from Government acquisition?

Are you buying a plot that’s legally permitted to be sold?

All these are factors you have to take into consideration when buying a land. In short, if you’d like to get the best value for your money and wouldn’t also regret your buying decision, you’d need a lot of knowledge and experience about real estate.

But why waste so much time and effort on research and other things, when you already have this guide that’s going to help make the optimal decision? I’d be presenting you some of the best land properties deals you should buy.

So grab a seat. I promise you; this is worth your time.

There are so many reasons why we buy pieces of land: some of us buy as a means of investment. We buy when cheap, then after about 10 years, their value must have appreciated, we sell them.

In other words, if you plan to buy a piece of land for a means of investment, then one of the best estates you can buy from is the Gracias Next Generation Estate. The pieces of land in this estate are among the best deals you can possibly get in Lagos, right now. For only N650,000, you can secure a 600 sqm piece of land as a means of investment.

You should, however, note that the land in this estate does not seem to be excised.

In other words, before buying pieces of land at this estate, you should understand the risk of buying a plot which has not been excised.

There is still room for new buyers. In other words, if you’d also like to own a piece of land in this estate, I’m ready to help you with the process.

Gracias Beach Front: 12 million / plot

Location: Sangotedo, Ajah, Lagos

Title: Govt. Approved Excision

Price: N12.00 million for 600sqm

Gracias Courts 1 is very okay for anyone who needs a piece of land to build a house. However, if you want a bit of luxury or need land for commercial purposes, the Gracias Courts 1 is what I’d recommend.

For those who plan to erect a residential building and don’t mind paying for luxury, you’re going to love this estate because of the atmosphere. The estate is very close to an ocean. And according to the company behind this estate, Gracias Beach Front is planned to become the Bahamas of Nigeria.

The title of this estate is, of course, excision.

In short, the pieces of land sold at this estate are very standard, and with a bit of luxury. In other words, the only problem may boil down to money.

As for people interested in pieces of lands that measure 400sqm, we don’t think you can get that at this estate.

If you need help owning a piece of land at Gracias Beach Front, you can start by reaching out to us. I’d be glad to hear from you.

I understand there would be people who would prefer something that falls in the premium category. And if you’re one of such people and willing to pay for a premium offer.

I’d recommend the Urban Prime 3 estate.

This estate is hands down one of the most impressive, currently selling in Lagos.

It is located in a well-developed area.

It also happens to be one of those estates you’re guaranteed to enjoy things like good power supply, paved roads, and portable water. And of course, this is not one of those estates where you can lose your land to a Government acquisition and some unwanted gotchas.

Furthermore,

You should note that while lands are being sold in this estate, the company behind it also takes part in off-plan projects. In other words, if you’d not only love to buy a plot, but would also prefer having a reputable company build your house, then the Urban Prime 3 is still what I’m going to recommend.

And when it comes to payment, Landwey Investment Ltd happens to be lenient. Unlike many other estates where outright payment means paying all at once, outright payment for an Urban Prime 3 land, can last for up to 3 months. In other words, if you can’t complete the payment at once, you wouldn’t have to pay the surcharge added for instalment payments, as long as your payment doesn’t exceed three months.

Urban Prime 3 is a nice place and it wouldn’t come as a surprise if the whole estate gets sold out in a short period. In other words, feel free to reach out to us, if you’d like to grab a spot.

Gracias Pearl Estate is very similar to the Gracias Next Generation Estate. And we’d only recommend it for the kind of people we recommend the Gracias Next Generation Estate for.

And as regards the major differences between these two estates, one of the major differences between them, is that instalment payment is allowed, when buying from the Gracias Pearl Estate. While the one-time payment is N850,000, instalment payment, over a period of 3 months, would cost N900,000. And as for those who’d love an instalment payment, over a period of 6 months, you’d end up paying N950,000.

However,

If you’d prefer a smaller piece of land, you can opt-in for the 400 sqm option. And regardless of what size of land you’d like to buy, always feel free to contact us.

We have people who need pieces of land to build their house on, but can’t afford any of those in the busiest parts of the state. And if you’re one of such people, an estate like the Gracias Emerald Estate is one of those we’d recommend you.

You should, however, note that the title of this land is “Excision in Progress”. In other words, if you decide to buy such land, you should understand the risk associated.

Another important thing we feel buyers should know is that Gracias Emerald Estate is a waterlogged area. However, the company has started filling the estate with sand, to make it more suitable for building construction. In short, before deciding to buy from this state, you should also understand the risks of buying land in a place that has a history of being waterlogged.

We also happen to handle the processing for pieces of lands in this estate. In other words, if you’d like to get one or more plot from this estate, you should contact us.

We have people who would never buy a piece of land that is yet to be excised. And if you’re one of such people, and don’t mind paying for an excised land, then the Gracias Courts 1 is one of the best places you can buy your plot of land. This estate has been excised and it is in a dry area.

So, if you are an investor, or plan to build your house in anytime soon, we doubt buying a piece of land at this estate would ever end up a regret.

There are a lot of people buying pieces of land from this estate, and if you’d also love to get a piece, before every part of the estate gets bought out, you can reach out to us.

Closing

You might have noticed that almost all estates in this article are all owned Gracias.  it’s easy for some to think this article was sponsored by the company. The simple truth it wasn’t. We listed a lot of Gracias estates because they’re are one of the best at what they do. But not only are they good at what they do, they also happen to be one of those companies willing to provide as much information as they can.

There may be other estates good as the ones listed in this article. But since the companies behind these other estates have failed to provide much information, we can’t be certain there aren’t gotchas in them. And since we prioritize our audience, We wouldn’t recommend companies that aren’t open about their business.

You should also note that all estates in this article have drylands, except Gracias Emerald Estate. And even though Gracias Emerald Estate may be waterlogged, the company behind this estate has promised to landfill.

Lastly, feel free to contact us, if you plan buying from any of the estates discussed above.
