This plan is what I’d ordinarily recommend to anyone interested in a standard duplex plan.

The plan has got everything you’d expect from a good duplex plan. And with the way the plan was designed, I doubt you’d ever have any reason to complain.“The Standard 5-bedroom Duplex Plan” comes with a good number of thoughtful things.

For instance,

It has a different sitting room for receiving visitors. And not only does it have a visitor sitting room, but this sitting room also happens to be located close to the entrance. In other words, once a visitor comes into your home, they wouldn’t get to see everything going on in your home, before getting to the visitor’s sitting room. And even when a visitor has to ease themself, there’s a toilet close to the visitors sitting room.

In other words, easing themselves wouldn’t be an excuse to poke nose into your family’s affairs.

If you’re thinking of building a 5-bedroom duplex, it is also likely you would receive guests from time to time, and not just visitors. And we appreciate the way this plan also takes guests into consideration.

The plan accounts for a guest room.

But not only does it account for a guest room, but it also ensures that guests also don’t get the chance to poke their nose into your family affairs, no matter how long they’d be spending in your home. The guest room is close to the entrance of the house, while your family’s living room and rooms are upstairs.

Another thing I appreciate about the plan is the sitting area featured in the kitchen.

At times, when mum is preparing the family’s meal, she may feel bored. And if you, the husband, or the kids decide to keep her company, there’s a place for you all to sit, in the kitchen, while mum prepares the meal.

In short,

If you have a piece of land capable of containing this plan, and money is not a big problem, “The Standard 5-bedroom Duplex Plan” is what you should choose.

 

Duplex Plan for Smaller Pieces of Land

One of the things that determine the kind of plan you can use for a home, is the piece of land you want to build one. And if you have a large piece of land, then there’s probably no point checking this plan.

However,

As for those who have a piece of land not big enough for the first plan, a plan like the “Duplex Plan for Smaller Pieces of Land” is what we’d recommend.

This plan tries to be standard as much as it can, while also taking space into consideration. It is clearly not as impressive as the “The Standard 5-bedroom Duplex Plan”, but that doesn’t make it’s a plan you can ignore.

The Rectangular Plan

Not everyone trying to build a duplex would have a standard piece of land to build their duplex.

For one reason or the other, we’d have people whose land is very rectangular in shape.

In other words, rather than having reasonable widths, these pieces of land are going to have small widths, but pretty long lengths. And if this is the kind of land you own, a plan like this is what we’d be recommending.

As you can see from the pictures, the land was designed to take advantage of a small piece of land having small widths, but long lengths. And despite how small it is, the plan still considers very important things like privacy.

For example,

The plan features a visitor’s toilet located on the ground floor.

However, the kind of homes expected to use this plan for is not the kind where you’d receive guests who’d have to sleepover. It’s rather the me-and-my-family kind of plan.

 

The Standard Plan for Two Different Households

At times, when planning to build a duplex, one of the things you might have to consider, are two different households. For instance, you may wish to have one section of the duplex to yourself, while renting out the other section.

It may also be that you and your brother are planning to build your houses on the same piece of land.

And if this is the kind of situation you find yourself, “The Standard Plan for Two Different Household” is what I’d recommend.

This plan is able to provide up to four bedrooms for each household. But none of these bedrooms are meant for visitors. However, this doesn’t mean the plan doesn’t take privacy into consideration.

It actually does.

For instance, the plan features visitors’ toilets close to the entrances of each section. And not only that, the sections each come with different visitors sitting room and family living room. In other words, when you have visitors, you can simply welcome them into the sitting room, close to the door. And when they have to ease themselves, the toilet is only a few steps away from the visitors sitting room.

All these help ensure visitors never have reasons to go into the deeper areas of your home.

 

The Small Duplex

The firth plan we’d be presenting, is the kind of plan meant for people who’d have ordinarily built a bungalow having two 3-bedroom flats, had it been they had enough land.

In other words, if your reason for building a duplex is because you have a very small space for two 3-bedroom apartments, “The Small Duplex” is the ideal plan for someone like you.

As you can see, the plan is quite small, but it makes efficient use of space.

The ground floor is meant to be where members of a household would spend most of their time. And when it’s time to sleep or rest, they can simply go upstairs.

Just like every other plan in this article, this plan doesn’t joke with privacy.

The plan actually accounts for a visitor’s toilet. But it would have been preferred if visitors are never allowed to pass through the kitchen when they need to use the toilet.

We also appreciate the way this plan didn’t sacrifice the standard two-car garage expected from a standard duplex.

The first plan is what I’d ordinarily recommend to people if you have a piece of land that is large enough, and also if you’re building the duplex for just one household. The other plans are for people who can’t use the first plan for one reason or the other.

As for the second plan, it is the kind of plan you should use if you’d have ordinarily preferred the first plan, but don’t have a large piece of land.

The third plan is meant for those building their duplex on a piece of land that doesn’t have a standard size, but rather, a very rectangular size. Or if you’re the kind who’d also love to have poultry or something, in your home, then you can divide your land into two, and use one side to implement this third plan.

Very often,

I come across people who prefer building houses that accommodate more than one household. And if you’re one of such people, then a plan like the fourth one in this article is a thing I’d recommend. You should however note that before you decide to use it, you should have a piece of land as large as what you’d need for the first plan. If your piece of land isn’t big enough, then you might have to consider a one-household duplex plan.

Two major reasons why people often prefer duplexes are ;

  • Privacy
  • How cool duplex often look.

But these aren’t the only reason. At times, people also consider duplexes because they are ideal when you don’t have enough space for a standard apartment.

In other words,

if you’re the type who has a small land somewhere in Lagos, Abuja, etc, and can’t afford to buy a new piece of land, you can simply pick up this plan, and implement it on that small piece of land you own.
